We know how HOA decisions get made

Access control in a community is a board decision, a budget line and a resident-relations issue all at once. Boards turn over. Managers juggle a dozen properties. The vendor who installed the old system may not exist anymore. We've worked inside that reality since 2007, we're CAI Certified, and we bring proposals the board can vote on in one meeting and systems the manager can run without calling us for every change — though you can call us any time.

What communities call us about

  • The gate is the complaint machine. Residents stuck outside, visitors waved through, a call box that rings a number nobody answers. Every board meeting starts with the gate.
  • Fobs for people who moved out years ago. No one knows how many credentials are active or who has them.
  • Pool and clubhouse access you can't control. Non-residents using amenities; incidents with no record of who was there.
  • Aging controllers nobody will touch. Out-of-support software, a dead installer, and an outage every storm season.
  • Liability. An incident at an amenity center and no audit trail to show the association did its part.

One system, every entry point

Vehicle and pedestrian gates. Resident credentials, visitor lanes, telephone or app-based entry, and license-plate recognition where the traffic volume justifies it. Hardware specified for Florida heat and storm season.

Clubhouse, pool, gym and mail/package rooms. Card, fob or mobile credentials on every amenity door, with schedules (pool closes at 10, gym opens at 5) enforced by the system, not by signs.

One resident database. Brivo or PDK cloud management (LenelS2 or ICT for larger or on-site systems): move-ins and move-outs handled by the manager in minutes, vendor access with an expiration date, board members with read-only reporting. HID credentials, CDVI readers and keypads, Assa Abloy locking hardware.

Visitor management. Guests and vendors pre-registered by residents, verified at the gate, logged automatically. No more wave-throughs.

Cameras that tie to access events. Pair with Eagle Eye Networks or Axis so a gate event, a door event and the video of it are one record.

Support that keeps the board out of it. 24/7 support, rapid repairs, software kept current. The manager has one number; the board gets a quiet gate.

Board-ready from the first conversation

  1. Free community assessment. We walk the entries and amenities with the manager (and a board member, if they'd like), and we ask what's gone wrong before.
  2. A proposal the board can vote on. Options laid out plainly, no jargon, with what's included and what isn't. We'll present it at the board meeting if that helps the vote.
  3. Installation scheduled around residents. Gates stay operable during the work; amenity doors switch over one at a time; residents get clear notices.
  4. Manager and board training. The manager learns the day-to-day; the board learns what the reports mean.
  5. Ongoing support. 24/7 phone support, rapid repairs, and the system kept up to date through board turnover and manager turnover alike.

Managing more than one community?

If you manage a portfolio, we'll standardize access control across your properties so every site works the same way, every report looks the same, and every repair call goes to the same number. We also host lunch-and-learns at management offices on what's changed in community access control — including what AI-enabled systems can and can't do yet.

Where we do this work
